Joinery
Oak skirting boards, stained and finished with two coats of polyurethane. Ogee style approx 7 inch standard size.

Bathrooms and en-suite(s) included as standard (not optional) will receive half height tiling from a selection of tiles from our designated supplier, with shower height tiling to any showers designed as standard.
Other features
A fire surround will be supplied in natural stone, in the lounge only.
A class 1 flue suitable for gas or solid fuel will be supplied with this fireplace.

Maintenance free guttering and PVCu fall pipes.
Garden area to be cleared of debris, prepared with topsoil and left ready for planting

A six year Architect Technologist’s guarantee applies to these properties.
Extras
Charges will be incurred if alterations are made to the original house design either during or after construction. (including moving walls, alterations to the specification etc).
Anything ordered in addition to those specified in the specification, are considered to be extras and as such must be ordered, signed for and paid for in advance of supply.
Please note some alterations may require additional planning consent, we therefore reserve the right to refuse to make alterations that will interfere with
the building timescale or compromise any of the current Planning Consent.
Fitting of curtain poles, track or blinds is not included.
